Roof repair cost in Malaysia: what you should expect to pay

Honest 2026 ranges for the Klang Valley, by job type and roof type, and the things that move the price.

Roof repair pricing in Malaysia is opaque because most contractors won't quote until they've been up on the roof — reasonably, since the ceiling stain tells you very little. But you should know the ranges before anyone arrives, so here they are.

Ranges reflect quotes seen across KL and Selangor in 2026 for standard residential roofs. Double-storey, steep-pitch, bungalow and commercial roofs sit higher. Every job is priced fixed, in writing, after inspection.

Roof leak repair cost

The single most common job. Price is driven by how many entry points and what has to be replaced, not by the size of the stain.

Tile replacement cost

Concrete tiles cost RM4–8 each for common profiles; clay RM6–15. Labour and access dominate on small counts, so ten tiles replaced is not ten times the price of one. Budget RM300–600 for up to ten tiles including ridge re-bedding nearby, and RM25–45 per sq ft for a full re-lay with new battens and sarking, reusing your tiles.

Metal deck roof cost

New metal deck (0.42–0.48mm, colour-coated) supplied and installed runs RM8–14 per sq ft on a simple single-storey roof; PU-foam-backed heat-insulated deck RM14–22 per sq ft. A 1,200 sq ft single-storey terrace roof therefore lands at RM12,000–20,000 for plain deck and RM18,000–30,000 insulated, including stripping the old roof, new purlins where needed, ridge, flashing and gutters. Repairs to an existing metal roof (re-screw, re-seal laps, replace a few sheets) are RM300–1,500.

Waterproofing cost per sq ft

Liquid-applied coatings on flat slabs: acrylic RM6–10, polyurethane RM9–15, torch-on bitumen RM10–18 per sq ft, including preparation, primer and the specified coats. A 300 sq ft car porch is RM2,000–4,500 in PU. Cracked or ponding slabs need screed repair first. See roof waterproofing.

Tile re-roofs cost more because the structure often needs strengthening for the weight and the labour is slower. Most Klang Valley re-roofs now go to metal deck; see metal deck vs tile.

How to compare quotes

Ask every contractor for the same three things: photos of the fault, a written itemised quote, and the warranty terms. A quote without photos is a guess. A quote much lower than the ranges above usually means silicone. And check that "waterproofing" quotes state the system and the thickness — "two coats" of an unnamed product is not a system.

Common questions

Is roof repair cheaper in the dry season?

Slightly — contractors are less busy between March and September and can schedule bigger jobs more flexibly. Emergency call-outs are the expensive way to buy roofing; if you know your roof is marginal, fix it before the year-end monsoon.

Does home insurance cover roof repair in Malaysia?

Standard fire policies don't; a houseowner/householder policy with storm cover may cover storm damage but not wear and tear. You'll need before-and-after photos and an itemised quote, which we provide.

How much is a roof inspection?

RM150–300 in the Klang Valley, usually waived if you proceed with the repair. It should come with photos and a written finding.
