How tile roofs leak
- Cracked tiles. Concrete genting cracks with age and with foot traffic — every aircond service, every aerial install. One cracked tile lets water onto the sarking (the foil or felt under the tiles). Sarking is not waterproofing; it rots.
- Slipped tiles. Nibs break, or the batten it hangs on has rotted, and the tile slides. Wind-driven rain goes straight in.
- Ridge and hip caps. Bedded in mortar that cracks and washes out. Very common on the front hip of a terrace house.
- Valleys. The metal channel where two slopes meet rusts or blocks. On L-shaped houses this is the leak to check first.
- Flashing at the party wall. Where your roof meets the neighbour's wall. Cement fillet flashing cracks; water runs down the wall into the bedroom below.
- Rotten battens and sarking. Once water has been getting in for a while, the timber goes. Tiles sag, more slip, and the repair grows.
What we do
Replace cracked and slipped tiles with matching profiles (we carry the common Monier, Hume and clay profiles; discontinued ones we source or match). Re-bed ridges and hips in flexible mortar or dry-fix systems that don't crack. Replace rusted valleys with new GI or aluminium. Re-flash party walls. Where battens and sarking have gone, strip that slope, replace the timber and sarking, and re-lay the original tiles.

Roof cleaning and coating
Old concrete tiles go porous and grow moss. A pressure wash plus a tile coating seals them and brings back the colour — often done at the same time as a repair. Ask for it on the quote.

Common questions
Can you match my old tiles?
Usually. Concrete tile profiles from the major Malaysian makers have been stable for decades. For discontinued clay profiles we match from reclaimed stock or move matching tiles from a hidden slope to the visible one.
Is it worth re-laying the whole slope?
If more than a quarter of the tiles on a slope are cracked or the battens are rotten, yes — patching becomes a subscription. We'll show you the timber condition and let you decide.
Do you replace asbestos roof sheets?
Yes, with metal deck. Asbestos-cement sheets are removed intact, bagged and disposed of properly; we don't cut or break them on site.
