Where roof leaks in Malaysia actually come from
After enough roofs in the Klang Valley you see the same dozen causes over and over. The stain on your ceiling is almost never directly under the entry point.
- Flashing around penetrations. The aircond pipe, the water-heater vent, the TV aerial, the solar bracket — every hole through the roof is sealed with flashing, and flashing fails. This is the number-one leak on terrace houses.
- Cracked or slipped tiles. Concrete genting cracks with age and foot traffic (the aircond technician walked on it). One slipped tile lets water onto the sarking, which then fails.
- Screws on metal deck. Roofing screws back out over years of thermal movement; the rubber washer perishes. Each one is a small hole. On zinc, rust does the same job faster.
- Valley gutters. Where two slopes meet, a metal valley carries a lot of water. Rusted through, or blocked with leaves, it overflows under the tiles.
- Ridge and hip caps. Mortar bedding cracks and washes out. Water runs straight in under the ridge.
- Flat slab membranes. Car porch roofs and RC flat roofs rely on a waterproofing layer. When it fails you get the classic leak into the porch or the room below — a waterproofing job, not a patch.
- Blocked gutters and downpipes. Water backs up and goes over the fascia into the eaves. Cheap to fix, often mistaken for a roof leak.
How we repair a roof leak
- Trace it. Up on the roof, following the water path from the stain uphill. Hose test on the suspect areas if the cause isn't obvious. Photos to you before quoting.
- Fixed quote. Priced by cause, in writing. Minor single-point leaks typically RM300–1,200; multiple points RM1,200–3,500. Full ranges in the cost guide.
- Repair properly. New flashing, not silicone over old flashing. Replaced tiles, not glued tiles. New screws with new washers, not a dab of sealant on the old ones.
- Hose test and warranty. Tested while we're there. Written workmanship warranty.
Emergency and storm leaks
During a monsoon downpour we can't do a permanent repair on a wet roof, but we can stop the damage: tarp, temporary seal, clear the gutter, move the water. Then we come back to finish when it's dry. See emergency roof repair.

Common questions
Why does my roof only leak in heavy rain?
Light rain runs off. Heavy rain overwhelms a marginal point — a gutter that can't cope, a valley with a small blockage, a slipped tile where wind drives water uphill. The fault is there all the time; heavy rain just finds it.
Can't I just put silicone on it?
You can, and it will hold for a few months. Silicone over failed flashing or a cracked tile traps water and hides the fault, and UV breaks it down within a year or two. It also makes the eventual proper repair harder. We replace the failed part instead.
How long does a roof leak repair take?
Most single-point repairs are done in 2–4 hours on the day. Multi-point and valley work is usually a full day. Anything needing new battens or sarking is quoted with a schedule.
The leak is in a condo — can you help?
